I guess what angers me most is the sense of helplessnes, assuming this is an illegal practise there is nothing you can do cause the rotten elite own these places (as mentioned before). I have a shop and was think of opening another one. Just found out today that the new Thika Road mall is asking for a goodwill of 1,750ksh per sqf, so even if you want a small space of say 400sqf you will need to cough up 700,000ksh (non-refundable). So before you get keys to that shop you will have paid first quarter rent, a deposit, legal fees...... our poor country and its government should do all it can to encourage enterpreneurial spirit not line their pockets with our hard earned cash. Just makes me mad cause i am young and run a successful business but this barriers just keep getting thrown at you.

My advise is do your homework there are definitely retail spaces/ offices spaces out there that don't charge goodwill.

By the way , If anyone knows what the goodwill for the new lavington mall in lavington green is please post it here....I know it must be in the million range... just curious

i love your article. i did my house in runda 7yrs back and im thinking of reinvesting with it. my idea is to sell it and use the money to buy another land, a town house where i will settle my family while i do my main house. i lost my job a yr now and we have beem stragling to servive. im even home schooling. is this a good idea? kescobar17@hotmail.com

Well those who are supposed to correct this law are the owners to the houses. I am not sure of how we will ever get out of this.

You can opt to buy shares of a real estate property instead of out rightly buying a real estate property, which is otherwise unaffordable to you at the moment.

Well I am not surprised at that sorry to say..... I wonder why people will ever stop taking advantage over poor tenants there should be a change! The change can only start with the tenants if they failed going for the crooked goodwill demands.

Ya sure.... There is one very particular projects mushrooming every day like Konza City and Tatu city. The projects are owned by a small group of people who have the ability to buy land. The worst part of it that as the projects gain popularity so does the land and the prices.....Today it will by a few ks tomorrow a few millions :)

Well the banks making of this opportunity by trying to get close to the people who need property but luck the resources..... The biggest worry is that not many can access them.

I think we still have a long way to go

its a great idea that needs alot of encouragement but again kenya needs to give subsidyand even free land to mult national companies to attract them and a tax friendly approach

I agree with you... There is nothing better you can ever get than having a neighborhood that is full of love and anything else that you may desire. Nairobi still gives the best chance to any investor who may be willing to give real estate a try......

Most of its suburbs are growing at a tremendous speed with the ever increasing population. What does this mean?

More need for houses.
More investment opportunities. :)

I think this is a great place to buy a house. The place is beautiful and the people are nice. And since a lot of people visit this place yearly you can open it for rent so at the same time this is a good investment.
